SEGRO to Exhibit at EXPO REAL in Munich

SEGRO Germany GmbH will exhibit at EXPO REAL in Munich, Germany from October 6 to October 8. SEGRO’s Attendance at this international commercial property event is in partnership with the cities of Berlin (hall B2/stand 420) and Düsseldorf (hall B1/stand 210), and underlines the importance of current developments in both cities.

SEGRO Berlin
The Berlin Brandenburg International Airport business park
– On a 38 hectare site in the immediate vicinity of the planned Berlin Brandenburg International Airport (BBI) terminal in Schönefeld, infrastructure work has just begun on a new business and logistics park. This work (under the direction of BBI) is due for completion in Q1/2009, when SEGRO’s building work will commence. Completion of the first phase of the park is anticipated in Q4/2009.

The development programme envisages:

  • logistics centres
  • light-industrial buildings
  • offices and built-to-suit solutions for users

The development is a combination of speculative and pre-let buildings with the phased development expected to run from 2009 over six to eight years.

The park’s first phases will be completed ahead the airport’s official opening in October 2011, giving businesses the opportunity to be on site and trading in advance of airport traffic.

 
SEGRO Düsseldorf
SEGRO acquired two well-located development sites in the Düsseldorf area.

SEGRO Rheinpark, Düsseldorf-Benrath – A development of light-industrial units ranging from 300 to 1,000 sq m is planned on the site of the Feldmühle/Stora Enso paper plant.  The units will combine office, warehousing and production space, as well as a 20,000 sq m logistics centre. Partly built-to-suit solutions for neighbouring companies in Reisholz are also planned.

Demolition of the historic paper plant will be completed in March 2009, with the first new buildings expected to be complete by the end of 2009.

The park will encapsulate an attractive design overlooking the Bonner Straße, with service and exhibition space planned for wholesaling companies. A landmark office building will replace the “Schönen Aussicht”, providing views of the Rhine.

The total development will measure 135,543 sq m, with approximately 53,500 sq m light industrial and approximately 20,000 sq m of logistics space, all set in 30,000sq m of landscaped grounds.

SEGRO Citypark, Düsseldorf – At a central Düsseldorf location between the “Automeile” and the railway station, SEGRO will develop the former Hein-Lehmann area (Thyssen-Krupp) into a modern business park.

Light industrial units are planned on the eight hectare site, ranging in size from 300 to 600 sq m, with each unit combining 80 per cent warehouse and 20 per cent office space. A heritage building along the Fichtenstraße will be preserved and refurbished to provide 5,000 sq m of Flexible Business Space.

The area was bought during 2008 from the Moor Park Group. Demolition of the 80 year old plant is expected in 2009 and infrastructure works are planned over several phases. The first buildings will be along the rear railway line and the balance of the site is intended for built-to-suit solutions where bigger units of 3,000, 4,000 or 5,000 sq m can be offered to meet specific customer demands.

The heritage building will be refurbished and first tenants could move into this location as from October 2009.
