Create a project brief

Creating the Brief
Initial meetings are held with the occupier to determine their space and operational requirements. Once it has been established that the occupier’s requirements can be met, a full brief, which may include a space audit, is prepared and it is from this that the detailed scheme and terms are developed.

The SEGRO team is highly skilled in preparing briefs for occupiers and establishing which issues and activities are of greatest importance. In addition to establishing operational requirements and cost constraints, programming issues are also addressed.


Preparing the Proposal
From the occupier’s brief a formal proposal is prepared. This includes the drawings for the proposed buildings, the detailed construction programme identifying critical dates and the total cost to the occupier. Comprehensive proposal documents are submitted and a full presentation is undertaken so that any questions and clarifications can be addressed.

Close Contact
From the drafting of the Agreement for Lease through to the occupation of the building, the Project Team maintains very close contact and involvement with the occupier. Regular progress reports and meetings ensure that good communications with the occupier are maintained throughout the project. Arrangements for dealing with variations and approvals are agreed in advance to avoid delays during the construction programme.

Joint inspections, full hand-over briefings and the provision of comprehensive operating manuals are part of the completion process and the project team remains in place until the building is occupied and fully operational. In the case of leased buildings, the Company’s Asset Management Team will continue close liaison with the occupier when the project has been completed.
